Do I need to reserve a new home?
Yes. Once you’ve chosen a plot, you’ll normally be asked to place a reservation fee to secure it. This removes the home from the market and allows you to progress with your purchase. Reservation fees vary by development and are usually deductible from the purchase price.
Can I buy off-plan?
Yes. Many developments offer off-plan purchases, allowing you to reserve early before construction is complete. Buying off-plan can give you access to the best plot choice and, in some cases, the ability to personalise certain finishes or upgrades.
Can I choose my kitchen, flooring and finishes?
This depends on the stage of build and the specific development. Some homes offer a range of choices, upgrades or optional extras, while others may be sold to a fixed specification. Our team will explain what options are available on each site.
Do developers offer Part Exchange?
Some developers do offer Part Exchange on selected plots, subject to criteria. Where Part Exchange isn’t available, we also offer Assisted Move, which allows you to sell your existing home through us with your selling fees covered by the developer. Both options are subject to availability, terms and incentives on each development.
What is Assisted Move?
Assisted Move is a scheme where the developer contributes towards the cost of selling your current home, helping to reduce upfront expenses and simplify your move. Availability and contribution levels vary by development.
Are incentives available?
Incentives can vary from site to site and may include contributions towards stamp duty, legal fees, flooring, upgrades or mortgage contributions. Availability depends on the development, plot and stage of build. Our team will outline what is currently being offered.
How long does it take to complete on a new build?
If the home is already built, completion can often take place within a few weeks, subject to legal processes. For off-plan purchases, completion is usually linked to the build programme and confirmed closer to the property being finished.
Do I need a mortgage in principle?

Can I visit the site or view a show home?
Absolutely. Where available, we can arrange show home visits or site appointments so you can explore house types, layouts and finishes.
Is a new home covered by a warranty?
Yes. New homes typically come with a 10-year structural warranty, such as NHBC or equivalent, giving peace of mind.
